Initial Enquiry

We always aim to make an appointment to meet with you and view your property within 24 hours of your initial call to us with any of the Property Sales Services we offer to you.

When you have read the services available below please see our Property Sales Fee Page for the Options available with Competitive Prices to you.  We aim to sell your Property at BNR Property Services.

Option 1 Property Sales Service only please proceed to our DIY Advertise service at the top of the website to complete the Property Sales Advertising Form before our visit to you.

The initial enquiry is available for all our Property Sales Services, we must visit your Property for Sale to check the property meets the advertisements requirements with Option 1 and with Option 2 and Option 3 to carry out and complete services you require to sell your property.


Market Valuation Report

We will produce a comprehensive market value report, to illustrate to you how much other properties similar to yours have sold for.   Or are for sale currently or most recently within your local area.

We offer this service with Option 2 and 3 of our Property Sales Services.

Property For Sale Valuation

We will advise you on your asking price for the property for sale, our recommended value will be realistic in relation to the market at the present time.  Using our skills and professional experience this will guarantee an effective prompt sale of your property.  We explain when we visit you how our marketing skills are going to benefit you with the sale of your property.

We offer this service for Option 3 of our Property Sales Services


Sales Agreement

There is no sole agreement with us, you can choose other parties as well to market your property.  Please check if you are already with an Agent they are not on a Sole Agreement with you. They may be inclined to take their commission or charge as well when your property is sold.  Remember there are no further fees than those stated with any of the Property Sales Service you select.  All we are saying here is advertise your property with any Agent you like but be careful because some Agents may tie you into a Sole Agreement not us!  We are not afraid of a little competition our interests are to sell your property.

We offer this service and email you our agreement for Option 1,2 and 3 of our Property Sales Services.



(providing we are in receipt of the EPC Certificate)

The property will be marketed immediately upon instruction after our Initial meeting.

Option 1 – We will forward all interested parties contact details to you to arrange your own viewings.

Option 2 – We will arrange all viewings through our office, and you the seller will complete the viewing.  We will then deal with any negotiations afterwards.

Option 3 – We will arrange and attend all viewing appointments and negotiations where applicable.

On-going Marketing Appraisal

Available only with our Property Sales Services Option 3

We will keep you informed of all interest and activity which has been received regularly.

Keep your property photos up to date changing images to keep the Advertisement interesting and fresh to the potential Buyer.

We will report to you any changes within the market or activity which may affect the value of your property.


Offers Received

We will ensure the Buyer is in a position to proceed gaining the relevant proofs:

  • Their Deposit
  • Proof of Funding (whether mortgage or cash)

You the Seller will be advised of all these details.

Available with Option 2 and 3.


Updating Advertisements

With all our Property Sales Services you must immediately update us when you have found your potential Buyer so we can keep our advertisements up to date which is crucial to Potential Buyers searching the market.

We can update any of our Advertisements for you at anytime with any of the Options taken.

If you have taken Option 3 of our property sales services, we will not update advertisements as “under Offer” or Sold Subject to Contract” without a genuine potential Buyer in place who is able to proceed.

We will keep in regular contact with all parties to ensure an efficient prompt sale takes place.

On Completion Our fees are deducted from the purchase price and are usually paid by your solicitor if you have chosen our Property Sales Service Option 3.
